You've read a hundred forum threads about somebody else's house. None of it was about yours.
A dying boiler, combi quotes on the table, and every plumber talking heat pumps down. Meanwhile the forums are full of horror stories, and your EPC doesn't even tell you the truth about your bills.
"I find the EPC ratings misleading. Our house is a C, but our energy bills for the year for electric and gas is over £2,100."
"I've tried asking a dozen companies online for quotes, I never hear back."
So there you sit: a boiler on its last legs, and no clear number for your place. Guess wrong and you either lock into another gas boiler you'll regret, or you grab an install price before anyone has looked at your house. That second one is exactly how people get cowboyed.
Two heat pumps. Same technology. One of them was sized to the house.
"The heat pump is set and forget…haven't touched or adjusted it for 2 years."
"Just bought a house with an ashp. It was built 5 years ago The house is warmish if the ashp is set to 15 but not toasty warm. It does however use £12 of electricity a day!"
The difference was decided before anyone ordered the kit, by what got measured in the house. Two houses that look identical from the pavement can need different sized heat pumps at different prices. That's why the estimate is read from your EPC, not from a price list.
What a starting figure can honestly tell you
The one thing it can't tell you: whether your radiators are big enough, or where the draughts are. An EPC can't see that. A heat loss survey can. That's the next step if you want it, it's separate from this, and it's a flat £300.

This market gives itself one piece of advice more than any other:
"Make sure you get a reputable company, who are part of the RECC and MCS, and check reviews on the companies."
MCS certified through Heat Geek. Every system designed and commissioned by Jamie himself, not handed to a subcontractor. Approved installer for Vaillant, Grant and Kronotherm.
The questions you're really asking
- "EPCs are rubbish." Agreed, they mislead on bills. This is a starting picture, not the final word. A proper survey checks the real house.
- "This is just a lead form." It's a cost picture for your EPC. You're not booking an install or paying a survey fee. Walk away any time.
- "Just give me a price." An install price before anyone has seen your house is how bad quotes get written. Picture first, then a proper look, then install.
Heat pump costs: quick answers
How much does an air source heat pump cost?
There isn't one figure, and anyone who gives you a heat pump cost before seeing your house is guessing. It depends on the size of heat pump your home needs, how many radiators need upgrading and whether you need a new hot water cylinder. That is exactly what the heat loss survey works out. The £7,500 Boiler Upgrade Scheme grant comes off the price. This free estimate gives you a starting cost picture from your EPC in about a minute; your firm price is set in the £300 heat loss survey.
Is the free estimate a quote?
No. It's a starting cost picture worked from your EPC, not a fixed quote. A heat loss survey measures the real house before any firm price goes in writing.
Does it work for older houses?
Often, yes, but the survey decides. Older houses sometimes need radiator upgrades or insulation first. If that's the case for yours, the survey says so before you commit to anything.
